Unlocking the Criteria: What Insurance Companies Seek in Homeowner Policies and How Plantation Oaks of Ormond Beach Sets the Standard

Homeowners reviewing insurance

As older adults, staying informed about homeowner insurance is crucial, especially in Florida where insurance companies are reshaping their policies. At Plantation Oaks of Ormond Beach, we understand your concerns and strive to provide the best options to meet your needs. Here's a tailored guide to understanding insurance criteria and how we exceed industry standards to ensure your peace of mind in your golden years.

The first measurement to pay attention to when considering buying a home in Florida is the roof and its construction. Some roofs over 15 years old can be at risk of being denied coverage. Legislation that passed in May of 2022 states that “Companies would be blocked from denying coverage because of a roof’s age if the roof is less than 15 years old. For roofs that are older than 15 years, insurers would have to allow homeowners to have an inspection of the roof’s condition before refusing coverage. If the inspection shows the roof has five or more years of useful life left, the insurance company could not reject coverage simply because of age.” An added stress to the home buying process, you can shop confidently at Plantation Oaks of Ormond Beach knowing you can purchase a new construction home and that our pre-owned homes are no more than 5 years old.

Older manufactured homes can pose insurance challenges due to outdated building codes. At Plantation Oaks, our factory-built HUD code homes adhere to strict building regulations, exceeding industry standards. Our homes are set on an engineered footer, so the perimeter of the home is on a 16” wide 8" deep concrete and rebar footer (not a requirement but we do it). The home sits on block piers and those perimeter piers sit on that footer, while two interior piers sit on pads. There are also galvanized steel hurricane straps that go through the footer 4 feet into the ground that are pressure tested and affixed to the steel beam base of the home these are placed around the entire perimeter of the home. The garages are built onsite on a slab, 2x4 construction while the home is 2x6 exterior wall construction. All windows in our homes are also double-paned for added protection.

The distance from the Fire Department can impact insurance rates. Aside from possibly not having readily available emergency fire services, residents in some communities could pay higher premiums for their home insurance. The preparedness of a community to fight fires determines its Insurance Services Office (ISO) score, which is used to set insurance rates. Plantation Oaks' close proximity (only 2.5 miles) to emergency services ensures quick response times, potentially leading to lower insurance premiums for our residents.

Lastly, when searching for a new home, safety and security should be at the top of mind. Some insurance companies favor different levels of securities which can be extended through discounts. Plantation Oaks is a 24-hour gated community. During a storm where safety is compromised, our 10,300 sq ft clubhouse also serves as a shelter and is fully equipped to handle the weather. In chances of rising water, our community is not only built above street level but is also built with a drainage system to keep everyone dry.

Navigating homeowner insurance can be complex, but at Plantation Oaks of Ormond Beach, we prioritize the well-being and security of our residents. With a focus on meeting insurance criteria and exceeding industry standards, we aim to provide a safe and secure living environment tailored to older adults in Florida.
